Terms & Conditions

It is advisable to telephone or e-mail for confirmation of availability before sending a deposit. We can only hold a house once payment has been made
 

Administration and cleaning fee- all bookings are subject to this fee of R 850 that is non-refundable.

Deposits & balance – A breakage deposit of 20% or R 1000 (which-ever is the greater) is payable within 24 hours of receiving the booking form. If the booking is within a month the full balance is due. Failure to pay the total balance within the timescale will result in the deposit being retained and the booking cancelled. Payment can be made by EFT, cash deposit or credit card into our bank account. Where a credit card is used for payment the card holder must be present on arrival for authorization. Once we have received cleared funds, your booking will be confirmed by email. If there was a breakage deposit the deposit will be refunded after inspection of the property and paid within 10 days of your departure subject to no damages and breakages.
 

Cancellation – We reserve our right to the full cost of the holiday booked. In the event of cancellation, we will endeavour to re-let and, if successful, we shall refund all monies received except 25% of the total booking.

Arrival times are between 15h00 and 18h00, but please advise us if your arrival will be after 18h00. If no arrangements were made a surcharge of R200 per hour will be charged.

Departure time is 9h30, financial penalties apply for late departure (R200 per hour)  unless prior arrangement has been made and extra payment received. 

Electricity – R150 of electricity is provided. If more is required top up is available at the local supermarket which is payable by the holiday maker. 

The number of people occupying the house must not exceed the amount that the house can sleep.

Day guests are not allowed (especially at weekends) unless the booking is for more than 7 days. 

Any damage to the property must be reported. The cost of the breakage will be assessed after departure and the monies deducted from the breakage deposit. The house must be reasonably left as found. Please make sure hot coals in the barbecue is out. Cutlery & crockery washed and black bags taken to the rubbish trailer as designated. No rubbish bags must be left in any of the properties on departure, otherwise a removal fee will be charged.

Baboons: Windows and doors must under no circumstances be left open . This applies for when the rented premises is occupied or not. If the baboons get in by default of the tenant, they will be liable for all costs, damage and cleaning due to soiling etc.

Tenants will be held responsible/liable for:

  • Accidental physical loss of, or damage to tangible property as a result of negligence i.e. unlocked security gates/doors, open windows, damaged sanitary ware, open fire left unattended (indoors/outdoors)
  • Negligent or irresponsible use of a septic tank
  • Baytown Properties will advise the Tenant to repair & make good all defects, & want of reparation of which notice in writing shall be given by Baytown Properties, & for which the Tenant shall be liable under the covenants hereof, will with all convenient speed after giving of such notice & to pay all costs, surveyor, & otherwise as incurred by Baytown Properties in connection with any such notice.
 

Failure to inform Baytown Properties that all was in a good state of repair at the time of occupation shall be deemed to be an acknowledgement on the part of the Tenant that all was in a good state of repair at time of occupation.

Excessive noise and disruptive behaviour will not be tolerated. Strict penalties apply. Our villages are located in a biosphere and strict rules regarding noise abuse applies. Please respect this.

Pets are not allowed, except if in prior agreement with the owner or if it is a pet friendly house.

In the unlikely event that your chosen accommodation is not available at arrival, we will endeavour to provide a comparable alternative. If not available, a full refund will be provided. 

All statements are made, and information is given in good faith, being true and correct to the best of our knowledge and belief, but the proprietor accepts no liability in the event of any such statement or information being untrue or incorrect. 

Baytown Properties accepts no liability for any accident, injury, loss or damage sustained by any resident, their family, visitors, animals, vehicles or personal effects, howsoever caused. 

Baytown Properties reserves the right to decline accommodation and to order any unauthorised person(s) off the premises. Baytown Properties reserves the right to enter the premises giving notice where possible.
